Septic Questions We Get Every Week
No sales pitch — just what we would tell you on the phone.
How often should a septic tank be pumped?
For most Oregon households it lands between every 3 and 5 years, but it really depends on tank size and how many people live in the home. A 1,000-gallon tank serving four people is usually about a 3-year cycle; the same tank with two people can stretch much longer. Use the estimator above for a starting point, and we will confirm it when we look in the tank.
How do I know if my septic system is failing?
The usual warning signs are slow drains throughout the house, gurgling in the plumbing, sewage odors indoors or outside, standing water or unusually green grass over the drain field, and backups that hit the lowest fixtures first. If you are seeing any of those, call before it gets worse — most of the expensive failures start out as cheap ones.
Do you do septic inspections for a home sale?
Yes. We handle both buyer-side and seller-side inspections and provide written documentation for the transaction. If you are on a closing timeline, tell us the date when you call and we will work to it.
What areas do you serve?
We are based on Highway 26 in Sandy and regularly run Estacada, Boring, Gresham, Damascus, Eagle Creek, Welches and the Mt. Hood corridor, plus the east side of the Portland metro. Check the service area tool above, or just call and ask.
How fast can you get out here?
Often the same day. Our office hours are 8–5 Monday through Friday, and when someone calls with an active backup we do everything we can to work them in — customers have written about us arriving within the hour and scheduling same-afternoon. If your system is actively backing up, call rather than filling out the form.
Are you licensed and insured?
Yes. We hold an active Oregon CCB license (#236293), carry a surety bond and $1,000,000 in liability coverage, and we are BBB Accredited with an A+ rating.
Can I find my tank and lids myself before you arrive?
It helps, but do not stress about it. If you have a septic "as-built" from the county, or you know roughly where the lids are, tell us on the phone. If not, locating the tank is part of the job.
What should I never flush on a septic system?
Wipes of any kind — including the "flushable" ones — plus paper towels, feminine products, grease, coffee grounds, cat litter, and harsh chemical drain cleaners. Wipes are far and away the number one cause of the backups we get called out for.
